& Apartment´s rules
The daily rate applies for 3–6 guests.
For bookings with 1–2 guests, a 10% discount applies.
For bookings with more than 6 guests, a 10% surcharge applies.
A 10% discount is granted for non-refundable reservations.
The rate includes bed linen with beds made, bath and hand towels, as well as final cleaning.

Fixed week
It is common for guests to wish to reserve the same period year after year, in the same apartment. This makes holidays even more enjoyable, knowing that a familiar place is waiting for you.

Apartment rules
General
We follow these terms and conditions regarding the ordering, booking, and cancellation of services. The terms become binding for both parties once the customer has paid the booking fee. The customer must be of legal age.
The apartment may not be occupied by more guests than originally stated in the reservation. An additional guest fee of €80/person/night will be charged for extra persons.
Camping with tents, caravans, or motorhomes in the yard of the holiday property is not permitted.
Parties, such as bachelor/bachelorette events, are not allowed in the apartment unless specifically agreed upon in advance.
*** Walking inside the apartment with ski boots or snowboard boots is strictly prohibited, as the parquet flooring cannot withstand thems.
Booking confirmation and payment
We do not accept provisional bookings. A booking becomes valid once the booking fee (to be agreed separately) or the full payment has been made, unless otherwise agreed. Payment must be made immediately after the booking, and no later than 3 days thereafter. Payment can be made via bank transfer, invoice, or MobilePay.
If the booking has not been paid, it will be automatically cancelled without further notice.
Check in / Check out
The accommodation is available from 4:00 PM on the day of arrival and must be vacated by 11:00 AM on the day of departure. The key will be handed over only to the person who made the booking or to another adult designated in advance by the booker. In case of a lost key, the guest will be charged for the cost of changing or reprogramming the lock.
A door opening service fee of €50 applies on weekdays between 8:00 AM and 6:00 PM, and €80 at other times.
Check out and cleaning
The rate always includes bed linen, towels, and final cleaning. Nevertheless, we kindly ask that the accommodation be left in a normal, tidy condition: furniture and other items should be in their proper place and intact, trash disposed of at the nearest waste point, and major stains and dirt wiped clean.
Upon departure, guests are responsible for ensuring that all doors and windows are closed and locked.
Damages and lost property
The guest is responsible for the apartment and its contents during the rental period and is obliged to compensate for any damage in full. The guest must immediately inform the property owner of any damage caused to the apartment or its contents.
If the apartment's contents or structures are deliberately damaged during the stay, an additional vandalism fee of €500 will be charged in addition to the repair costs.
The owner is not responsible for the guest's personal belongings stored in or left behind in the apartment. The owner will make reasonable efforts to keep any lost items, and guests may inquire about them directly from the owner.
Smoking and pets
Smoking is strictly prohibited in the apartment. If smoking occurs, a minimum charge of €500 will be applied to cover ventilation and cleaning costs.
Pets are not allowed in the apartment, as we also wish to accommodate guests with allergies.
Although cleaning is performed by professionals, the owner cannot be held responsible for issues such as allergic reactions caused by animal hair or other similar concerns.
Quiet Hours and Disturbances
Quiet hours in the apartment are from 11:00 PM to 7:00 AM. If guests cause unreasonable disturbances and do not reduce the noise despite a warning, the booking may be cancelled. In such cases, guests must vacate the apartment immediately, and no payments made will be refunded.
Other disturbances in the area should be reported to the property manager, and in serious cases, directly to the police by calling 112.
Cancellation and Cancellation Fees
Non-payment does not constitute a cancellation. If a booking (or booking fee) is not paid within 3 days of making the reservation, the booking will be automatically cancelled without further notice. For unexpected illness or accidents, we recommend taking out travel insurance, as these events are not valid reasons for cancellation. Weather conditions, ski slope or trail availability, and similar factors are also not considered valid reasons for cancellation. In all cases, the guest must inform the property owner if they wish to cancel and will not be able to use the booking.
Bookings can be cancelled up to 30 days before the start date, and the guest will receive a full refund of the paid rental fee. If the cancellation is made less than 30 days before the start date, a cancellation fee of 30% of the paid rental fee will apply. If the cancellation is made less than 5 days before the start date, no refund will be given.
Force Majeure
In the event of force majeure, the property owner may cancel the booking. In such cases, the guest is entitled to a full refund of the rental fee paid, but no other compensation.
If the guest has not complied with the booking terms and conditions, the property owner reserves the right to cancel the booking.
Complaints
All comments and complaints related to the condition or equipment of the apartment must be reported immediately upon their occurrence to either the property manager or the owner. Contact details can be found in the apartment folder.
All complaints regarding the condition of the apartment must be submitted immediately by email. Urgent maintenance requests should be reported immediately, and urgent repairs will be carried out without delay.
If the guest has not contacted either the property manager or the owner during their stay to address an issue, they forfeit the right to any compensation, and claims cannot be made afterward.
The owner is not responsible for any inconvenience or costs caused to the guest by natural conditions, unexpected weather, construction work on neighboring properties, or issues caused by third parties.
